Aesthetic clinics are a specific design problem. The patient expectation is closer to a hospitality space than a medical one, while the regulatory requirements are unchanged — sealed wipeable surfaces, coved junctions, correct treatment room dimensions, ventilation and power sized for the devices going into each room.
Because licensing and design sat with the same team, the room schedule was built against the approved scope of service from the first drawing rather than reconciled with it afterwards.

A medical centre running several service lines is a harder planning exercise than a single-specialty clinic. Every service on the licence brings its own room requirements, equipment and licensed practitioner, and the room schedule has to satisfy all of them inside a fixed floor plate without compromising clean-to-dirty flow or corridor dimensions.
The scope was fixed against a realistic first-year service mix rather than an aspirational one — which keeps the room schedule, staffing obligations and inspection scope proportionate to what the facility actually delivers on opening.

Alongside the build, this required a KHDA educational services permit — a separate regulatory track from healthcare facility licensing, with its own requirements covering premises, curriculum, instructor qualifications and administration.
Projects that sit across two regulators are where most consultants stop, because the second track is unfamiliar and the sequencing between them is not documented anywhere. Training space has requirements a clinical room schedule does not anticipate. We ran both approvals in parallel rather than in sequence, which is the only way a dual-regulated project opens on a sensible timeline.

Home healthcare is a different licensing problem to a clinic. There is still a licensed operational base with its own premises requirements, but the regulatory weight shifts onto clinical governance, staff licensing, care protocols and documentation for care delivered outside a controlled clinical environment.
It is also one of the faster-growing licensed categories in Dubai. The requirements are less visible than a clinic fit-out and more easily underestimated — which is why they are worth getting right before the licence is applied for.

We led the regulatory side: DHA licensing, inspection readiness, and the final inspection that turns a finished space into a licensed one.
This is the stage where projects most often stall. A facility can be built, fitted and staffed and still sit closed because documentation is incomplete, the as-built condition has drifted from the approved drawing, or professional licensing has not caught up with the construction programme. Closing that gap is a defined piece of work.

Salons carry a lighter regulatory load than clinics and a heavier design expectation. Municipality planning review examines layout, including separation between treatment types, and the safety division inspects hygiene and safety compliance.
The items that catch salon projects out are almost always technical rather than aesthetic: extraction for nail and chemical treatment areas, drainage for wash stations and pedicure units, and plumbing routes that have to be established before the joinery is fixed. Applying a medical fit-out standard to a beauty space is not overkill — it is why the finish survives daily commercial use.
